Zoning allows 23 units. (3,500 sf land area per unit. 79,000 sf lot. Therefore variance for 31 extra.
   
Bottom Line. The new North River Canal Corridor Zoning applies to this parcel. The zoning allows for 23 units maximum. The developer will have to go before the ZBA (Zoning Board of Appeals) and ask for a variance to build 31 extra units.
